Terms of Service

Welcome to PropTrust. These Terms of Service ("Terms") govern your access to and use of the websites, products, and services operated by PropTrust Group Inc. ("PropTrust," "we," "us," or "our"), including proptrust.group and all associated subdomains and applications.
By accessing or using our services, you agree to be bound by these Terms. If you do not agree, please do not use our services.
1.Acceptance of Terms
By creating an account, purchasing a report, uploading documents, or otherwise using any PropTrust service, you confirm that you are at least 18 years of age and that you accept these Terms in full. We may update these Terms from time to time, and continued use of our services after changes are posted constitutes acceptance of the revised Terms.
2.Description of Services
PropTrust provides property intelligence products including:
- RentTrust — Renter building reports with tribunal history, rent benchmarks, and neighbourhood intelligence.
- BuyTrust — Buyer building reports covering governance, construction-era risk, and management analysis for condominiums.
- Strata Minutes AI — AI-powered analysis of uploaded strata meeting documents.
- AgentTrust — Professional tools for real estate agents, including strata analysis and building intelligence.
- FinanceTrust — Mortgage intelligence tools including penalty calculators and lender comparison.
We may add, modify, or discontinue products or features at any time without prior notice.
3.Accounts and Access
Some features require you to create an account or provide an email address. You are responsible for maintaining the confidentiality of your account credentials and for all activity that occurs under your account.
We may issue trial tokens or promotional access at our discretion. Trial access may be limited in scope, duration, or features and may be revoked at any time.
You agree to provide accurate, current information when creating an account and to update it as necessary.
4.Payments and Subscriptions
Certain products and reports are available for purchase as one-time reports or through subscription plans. All payments are processed through Stripe. By making a purchase, you agree to Stripe's terms of service in addition to these Terms.
Prices are listed in Canadian dollars unless otherwise stated. All fees are non-refundable except where required by applicable law or as expressly stated in a specific product offering.
For subscriptions, your plan will automatically renew at the end of each billing cycle unless you cancel before the renewal date. You may cancel your subscription at any time through your account settings.
5.User Content and Uploads
Our services allow you to upload documents such as strata meeting minutes for AI-powered analysis. You retain ownership of all content you upload.
By uploading content, you grant PropTrust a limited, non-exclusive licence to process and analyze the document solely for the purpose of delivering the requested service. We do not sell or share your uploaded documents with third parties.
You represent that you have the legal right to upload and share any documents you submit and that your content does not violate any applicable law or third-party rights.
Uploaded documents may be temporarily stored for processing and are not retained beyond what is necessary to deliver the analysis.
6.Data Sources and Accuracy
PropTrust aggregates data from publicly available sources including government records, tribunal decisions, and public datasets. While we make reasonable efforts to ensure accuracy, we do not guarantee that all information is complete, current, or error-free.
Reports and analyses are generated using a combination of structured data and AI processing. Results should be verified independently before making any decisions based on them.
7.Tribunal and Legal Case Data
PropTrust provides summaries and classifications of publicly available Canadian tribunal and regulatory decisions. This section explains how we source, process, and present this information.
Data Sources and Processing. Tribunal decisions referenced on our platform are sourced from publicly accessible records published by Canadian tribunals and regulatory bodies. We do not reproduce, store, or redistribute the full text of any tribunal decision. Instead, our editorial team reviews publicly available decisions and produces original plain-language summaries, topic classifications, and statistical analyses using PropTrust's proprietary taxonomy.
Original Work Product. All case summaries, issue classifications, category descriptions, risk scores, and analytical outputs presented on our platform are original work product created by PropTrust Group Inc. Our classification system uses consumer-friendly topic categories developed independently by PropTrust and does not reproduce or adopt any third-party taxonomy, headnotes, annotations, or editorial content. Where we reference a case citation (e.g., “2024 BCCRT 1234”), this is a public identifier provided as a convenience for users who wish to locate the original decision through official sources.
Privacy and Anonymization. PropTrust removes personally identifiable information from all case summaries and analyses presented on our platform. Party names, specific addresses, and other identifying details contained in original tribunal decisions are not included in our summaries or reports. Management companies are referenced only by anonymized tier classifications, not by name, in our public-facing legal analytics products.
Applicable Canadian Law. PropTrust's use of publicly available tribunal decisions is informed by the following Canadian legal framework:
- The Reproduction of Federal Law Order (SI/97-5), which permits the reproduction of federal legislation, regulations, and decisions of federally constituted courts and tribunals without permission or charge, provided due diligence is exercised in ensuring accuracy and the reproduction is not represented as an official version.
- Provincial open-access frameworks in British Columbia and Ontario, under which tribunals including the BC Civil Resolution Tribunal, the Ontario Condominium Authority Tribunal, and the Ontario Landlord and Tenant Board publish decisions for public access through registries and third-party legal information providers.
- The Copyright Act (R.S.C., 1985, c. C-42), including the fair dealing provisions under sections 29, 29.1, and 29.2, which permit the use of published works for the purposes of research, private study, education, and criticism or review. PropTrust's classification and summarization of tribunal decisions constitutes transformative analytical work product, not reproduction of protected expression.
- The principle established in Canadian copyright jurisprudence that facts, data, and ideas are not subject to copyright protection — only the original expression of those facts is protected. Case outcomes, dates, damage amounts, and issue classifications are factual information not subject to copyright.
Third-Party Content. PropTrust does not reproduce headnotes, editorial summaries, annotations, or other value-added content created by third-party legal information services. Any similarity between PropTrust's independently produced summaries and third-party descriptions of the same publicly available decisions is incidental and reflects the common factual basis of the underlying decisions.
8.Not Legal Advice
PropTrust is an educational and informational platform, not a law firm, and does not provide legal advice. All reports, case summaries, statistical analyses, risk scores, trend data, and other content provided through our services are intended solely as general information and learning tools. Nothing on our platform should be construed as legal advice, legal opinion, or a recommendation to take or refrain from taking any specific action.
Our tribunal case analytics present historical patterns and statistical summaries of publicly available decisions. These summaries describe what has occurred in past cases and do not predict, represent, or guarantee any particular outcome for any current or future matter. Statements such as “68% of water damage cases were resolved in favour of the applicant” are historical observations, not assessments of the merits of any individual case.
If you require legal advice, you should consult a qualified lawyer or paralegal licensed to practise in your jurisdiction. PropTrust does not establish a solicitor-client relationship with any user. Professional subscribers, including law firms, use our services at their own discretion and remain solely responsible for the legal advice they provide to their clients.
PropTrust is not affiliated with, endorsed by, or acting on behalf of any tribunal, court, government agency, or official body. Case citations are provided as public reference identifiers only. Users seeking authoritative or official versions of any decision should consult the issuing tribunal or an official legal information provider directly.
9.General Disclaimers
Our services are provided on an “as is” and “as available” basis. We make no warranties, express or implied, regarding the accuracy, reliability, completeness, or suitability of any information or analysis provided.
AI-assisted analysis, including strata minutes analysis and case classification, may contain errors or omissions. You should always review source documents and consult qualified professionals before making decisions related to real estate transactions, mortgage commitments, or legal matters.
10.Limitation of Liability
To the maximum extent permitted by applicable law, PropTrust Group Inc., its directors, officers, employees, and affiliates shall not be liable for any indirect, incidental, special, consequential, or punitive damages arising out of or related to your use of our services.
Our total aggregate liability for any claim arising from your use of our services shall not exceed the amount you paid to PropTrust in the twelve (12) months preceding the claim.
11.Intellectual Property
All content, branding, software, data compilations, report formats, scoring models, and analytical methodologies on our platform are the property of PropTrust Group Inc. or its licensors and are protected by Canadian and international intellectual property laws.
You may not reproduce, distribute, modify, or create derivative works from any PropTrust content without our prior written consent. Purchased reports are licensed for your personal or internal business use only and may not be resold or redistributed.
12.Prohibited Conduct
You agree not to:
- Use automated scripts, bots, scrapers, or other automated means to access or collect data from our services.
- Attempt to reverse-engineer, decompile, or extract source code from our software or analytical models.
- Interfere with or disrupt the integrity or performance of our services.
- Use our services for any unlawful purpose or in violation of any applicable regulations.
- Resell, sublicence, or commercially redistribute reports or data obtained from our platform.
- Misrepresent your identity or affiliation when creating an account or using our services.
13.Termination
We may suspend or terminate your access to our services at any time, with or without cause, and with or without notice. Reasons for termination may include violation of these Terms, suspected fraudulent activity, or extended inactivity.
You may close your account at any time by contacting us. Upon termination, your right to use our services ceases immediately. Provisions of these Terms that by their nature should survive termination will remain in effect, including intellectual property rights, disclaimers, and limitations of liability.
14.Governing Law
These Terms are governed by and construed in accordance with the laws of the Province of British Columbia and the federal laws of Canada applicable therein, without regard to conflict of law principles.
Any disputes arising from or related to these Terms or your use of our services shall be subject to the exclusive jurisdiction of the courts of British Columbia, Canada.
15.Changes to These Terms
We reserve the right to modify these Terms at any time. When we make material changes, we will update the effective date at the top of this page. We encourage you to review these Terms periodically.
Your continued use of our services after any changes constitutes acceptance of the updated Terms.
